Narrowing down what you’re looking for and learning to be flexible will ensure you’re ready when the right house comes along.
1. Create a wish-list
Write down the features and requirements you’re looking for in your new home. It’s a good idea to separate this into ‘must-haves’ and ‘nice-to-haves’.
For example, if you’ve got children, a ‘must-have’ could be a single level house, and a ‘nice-to-have’ might be a separate laundry.
Your wishlist could also include the range of property types that you’re willing to consider. Are you prepared to take on a do-up? What about a townhouse or apartment? How many bedrooms do you need?
It’s important to be realistic and decide what you are willing to compromise on. You might not be able to tick off everything on your list, but having one can help you stay on track.
2. Decide on a location
You probably have a good idea of the suburbs you’d like to live in. Consider how close you want to be to friends and family, what your daily commute will be like, and if the area has good access to amenities, schools, parks and shops.
Top tip: If you’re planning to use public transport, check the availability and frequency of services on the Auckland Transport website.
If you can’t afford the suburb you want first time around, you may need to think outside the box. There may be other suburbs in your price range that you haven’t considered. Remember that as Auckland grows and develops, what may not seem like the perfect location now could be the hot new suburb in a few years time.
3. Become an expert
Now that you’ve written your wishlist and decided on a location, it’s time to become a property expert.
Find out what properties are selling for in and around your chosen suburbs. Go to as many
open homes as you can. Talk to the salespeople - ask them for a list of comparable sales in the area.

And finally...be prepared to evolve!
As you progress through your house hunting journey, your criteria will naturally evolve. What seems crucial to start with, may fade into the background as you discover what’s really important to you.
